6 Reasons To Choose A Custom Home Builder

05-02-2021 Blog

Choosing which type of house to purchase will often be one of the most challenging decisions in a person’s life. A custom-build home can sometimes be overlooked due to fear of the unknown and the costs and time investment, but the process can be a lot easier than you may think if you choose to go with the right builder. Here are some of the reasons to consider when choosing a custom home builder, and why Clarendon Homes should be at the top of your list with our new upcoming development, Langton Gardens.

1. You Are Involved In The Design Of Your New Home

This is the main factor which drives interest into custom-build homes. The prospect of being able to have primary input ideas towards the design of your own home is incredibly exciting. This bespoke service brings numerous opportunities, both cosmetic and structural, for you to design a home which caters for your personal needs and tastes. When in the market for a new build home, it can feel like finding the perfect house is impossible. With a custom-build, you are in control and can make sure it ticks all your requirements.

At Clarendon Homes we offer our customers with a variety of choices across our plots,. This includes house style, parking, a choice of rooms to add to your new home, among many other options. Additionally, we will listen to any bespoke ideas you have, as we will be flexible to help make your home truly yours. Once you have thought of your personalisation ideas, we can discuss them and give you confirmation of which of your ideas can be delivered. Simply reserve a plot based off the house type you would like, and our designers will help you customise your property to make it perfect for you.

2. Grand Designs Without All The Headaches

People sometimes use self-build and custom-build synonymously, but the reality is they mean two different things. A self-build project is where you build it yourself, which can bring a mountain of stress as you have many things to stay on top of to ensure it runs smoothly. On the other hand, a custom-build is where you are effectively in the design team, without having to worry about the physical building side of it. You have a say in the finish of your home without the labour and organisation of making it, which adds a layer of convenience as it is a lot easier and less time consuming than building a whole house yourself – you can leave that to us!

There will be more details coming very soon from Clarendon Homes on our website about our upcoming custom-build project, Langton Gardens, including the simple 8 step process on how to create your dream home. 3. No Land? No Problem.

If you are thinking of undertaking a self-build project, there is a lot of planning that needs to go into it. You need to worry about land, planning permission, and road access, among other things. On the other hand, buying a custom-build home with Clarendon is as easy as picking a plot from one of our developments. You can let us deal with the boring stuff, while having just as much of a say in the design and make of your new home.

We pride ourselves on having our developments in some of the best locations in Kent, and our new custom-build site is no different. Langton Gardens is located in the beautiful countryside village of Headcorn. The charming village offers an abundance of local amenities as well as its own primary school, while also being close to the town of Maidstone which has lots more to offer. 4. Flexible Finance Solutions

Finance is unique with custom builds as there are more upfront costs than with your typical house purchase. The payments are spread out throughout the length of the build programme. Whilst we will be taking care of the architects, materials, and the build, you will be expected to pay at stages throughout the construction until you receive your keys, essentially to keep us going. These costs will be laid out on the table before commencement of any project to ensure you are well informed about how much you are paying and what each payment is going towards.

The overall price will always remain a constant, but sometimes these upfront costs can seem daunting. However, there are specialised mortgage solutions to help deal with the costs, for example:

  • Cost-based stage payments: Offering up to 95% of your plot and build costs, a cost-based mortgage gives you guaranteed stage payments tailored to your build’s requirements. This gives you complete certainty in your budget, and peace of mind knowing you’ll have funds exactly when you need them. It also lets you stay in your current home until your new home is complete.
  • Valuation-based stage payments: This mortgage releases funds up front, allowing you to purchase your plot. Then after each stage of works, enables you to pay for your build. You can borrow up to 85% of your project costs, however your stage releases are reliant on a valuation which shows an uplift in value throughout the build. This is a good option if you have enough savings or can re-mortgage to cover works, particularly at the initial and latter stages.

5. After Sales Service And Building Warranty

Upon completion of your new custom-build home, you will want to know that there will be support to sustain your purchase. At Clarendon Homes, our team will always be on hand to answer your questions and queries regarding your home, as well as providing a user guide to your new home, which will have several useful details about the various aspects of the house and local area services.

Your quote will also include our standard Clarendon Homes 10-year structural warranty so you are safe in the knowledge that when your house is complete you will also have an insurance backed guarantee on your property, to give you extra peace of mind for the long haul.
