How long does the process take from start to finish?
- Agreeing the design: 1-2 months
- Submitting plans: 1 month
- Planning permission: 2-3 months
- Working drawing: 1 month
- Build: 7-9 months
Altogether the building process takes between 12-18 months
How many plots can I choose from?
There are 12 spacious plots you can choose from. Be quick as some have already been reserved!

Where are the custom builds located?
Langton Gardens is located just 0.8 miles from the historic and thriving village of Headcorn. One of the largest villages in the area, it has all you could ask for from everyday life.
Are there any activities near to Langton Gardens?
Langton Gardens is located in Headcorn. The village has an array of independent restaurants, pubs and sports and social clubs. Whatever you love, be it food, shopping, or meeting friends for a coffee, rest assured you’ll be well catered for.
As well as all the tranquillity of village life, Headcorn’s train station also ensures you’re well connected to the capital, with regular services to London Charing Cross. Additionally, you can change at Ashford International for London St. Pancras or Eurostar services.
What are the schools like nearby?
Education is often a key factor when you’re looking for a new family home. As well as offering the home of your dreams, Langton Gardens provides a superb array of schooling options. Headcorn Primary School is the traditional village school and the heart of the community. For older children there are several well-regarded grammar schools and colleges in Maidstone and Ashford.

Prices at Langton Gardens start from £450,000 and vary depending on a number of factors. This includes the plot selected, the number of requested changes and the house type you choose.
How do I buy a custom build property?
Whereas normally, you pay for a new home just before you move in, with a custom-build there is initially a land purchase and then build payments that are spread out throughout the length of the build programme. Do I have to pay any service charge?
Yes, there is a small fee of approximately £300-400 per year. This contributes to the maintenance and upkeeping of the development. This includes the maintenance of the electric gates, upkeeping of the shared landscaping areas and the general cleaning of the area.
Are there any housing association houses at Langton Gardens?
There are no housing association properties at Langton Gardens due to the type of the development.
How can I customise my house?
We have a design code that limits the size and external features of some of the properties. The internals are more flexible! If you would like to find out more, please get in contact with us.
What are the different sizes of each property?
Our smallest property is a 3-bed measuring at 1200 sqft. Our largest property at Langton Gardens is a 5 bed. However, each property can be adjusted to suit your needs.
Can you use Help to buy to purchase one of these properties?
Unfortunately not. However, the government is looking to launch a ‘help to build’ scheme soon which will benefit Custom build home buyers.
This is hugely beneficial to first-time buyers and those looking to get onto the housing market. In relation to Langton gardens this could help you to build the home you’ve always been looking for.
This process will involve taking out a government-backed equity loan similar to Help to Buy.
This equity loan scheme will enable people to get a self-build mortgage with a deposit as low as 5%. Needing less money for the deposit it significantly reduces the finance needed for a custom build property.
